Alternative documentation
Bank Statement Loans in Michigan: When Tax Returns Do Not Tell the Whole Story
For some self-employed borrowers, traditional tax-return income does not reflect the cash flow running through the business. Bank statement programs may offer another way to document income.
How the concept works
Instead of relying only on tax-return income, certain programs review qualifying deposits over a defined period and apply program-specific calculations to estimate usable income.
Business expenses, ownership percentage and deposit type can all matter, so raw deposits are not automatically equal to qualifying income.
Who may benefit
Business owners, consultants, independent contractors and other self-employed borrowers with strong cash flow but aggressive legitimate tax deductions may be candidates, depending on program rules.
What to gather
Keep business and personal accounts organized. Be prepared to explain large or unusual deposits and to provide documentation showing the business is active and legitimate.
Clean documentation can make the review much faster.
Compare cost and flexibility
Alternative-documentation mortgages may have different pricing, reserve or down-payment expectations than conventional financing. The right decision comes from comparing the complete structure.
