What Happens When the Appraisal Comes in Low in Michigan?
A low appraisal is a problem to solve, not automatically the end of the transaction. The right response depends on the contract, supporting market data, financing and buyer priorities.
First, review the appraisal
Check for factual errors, incorrect property characteristics, missed upgrades or comparable sales that may better reflect the subject property.
A reconsideration of value should be evidence-based. Disagreeing with the number by itself is not enough.
The purchase agreement matters
Appraisal contingencies, financing contingencies and negotiated terms affect the buyer's options. The parties may renegotiate price or credits, or the buyer may choose another path when the contract allows.
Financing may be restructured
Sometimes a buyer can bring additional cash, adjust the loan structure or change the down payment. Whether that makes sense depends on liquidity and the gap between price and supported value.
Do not make an emotional decision
The most important question is whether the home still makes financial sense at the negotiated price. A strong transaction strategy separates the property's value from the fear of losing the deal.
