Can I Buy a House With $5,000 Down in Michigan?
Possibly—but $5,000 down and $5,000 total savings are different situations. Whether $5,000 works depends on the home price, loan eligibility, closing costs, documented gifts or assistance, and the cash you need left afterward.
What $5,000 covers on a $300,000 home
$5,000 is about 1.67% of $300,000. It is $4,000 short of an eligible 3% conventional down payment and $5,500 short of a 3.5% FHA down payment, before closing costs. See the complete $300,000 cash examples.
When a smaller cash contribution may work
- VA: Eligible borrowers may qualify with no required down payment, but entitlement, appraisal, lender rules and closing costs still matter.
- USDA: Eligible rural properties and qualifying households may have no down payment. Check the actual address and income eligibility.
- Documented gifts: Some programs permit eligible gift funds. Source and documentation rules apply; an undisclosed borrowed deposit is not a gift.
- Assistance: Programs have their own income, credit, purchase-price, education and repayment requirements. Availability through a participating lender must be confirmed.
Review Michigan VA options, USDA eligibility questions and first-time buyer planning. Do not assume a program listed here is available for every borrower or through every lender.
An example with $5,000 of your own money
Suppose an eligible VA borrower buys a $250,000 home without a down payment, has $8,000 in allowable closing and prepaid costs, and negotiates a permitted $3,000 seller credit. The remaining $5,000 could come from the borrower’s own funds. This assumes no appraisal gap, any applicable funding fee handled separately under permitted financing rules, and adequate remaining reserves. It is not an offer or an assurance that $5,000 will cover your transaction.
Do not solve the down payment and ignore the payment
A smaller down payment can preserve cash but leave a higher loan balance. Compare the full payment, mortgage insurance where applicable, taxes, insurance and HOA dues using the Michigan Home Affordability Calculator. Include a repair cushion and the next tax bill after purchase.
Questions to answer before house hunting
Can a seller pay my down payment?
A normal seller concession pays permitted costs, not the borrower’s required down payment. Ask which costs and limits apply before writing the offer.
Does Mike offer loans below a 580 score?
No. Mike’s minimum credit score is 580. A particular loan or assistance program can require more; the minimum alone does not establish approval.
What should I bring to a first conversation?
Your target price, community, approximate savings, income type and timing are enough to start. Do not send private financial records through ordinary email or chat. Compare Rockford property questions and Zeeland purchase planning if those are your target areas.
