Conventional mortgages can work for first-time buyers, repeat buyers, second homes and investment properties. The useful comparison is not simply whether you qualify; it is how the available structures affect payment, cash-to-close and long-term cost.
What I compare
Down payment and reserves. Different scenarios can create different pricing and documentation tradeoffs.
Mortgage insurance. Coverage, cost and cancellation rules can matter just as much as the note rate.
Points and lender credits. A lower advertised rate may cost more upfront; a slightly higher rate may reduce cash-to-close.
Property and occupancy. Primary residence, second home and investment property rules differ.
