What DSCR measures

The basic concept compares eligible monthly rental income with the property’s monthly housing obligation. A ratio above 1.00 generally means the measured rent exceeds the measured payment; below 1.00 means it does not. The exact numerator, denominator and minimum ratio vary by lender.

How rent is documented

For a purchase, lenders may review the appraiser’s market-rent schedule, an existing lease or both. For a refinance, current leases and proof of receipt may matter. Short-term rental income may be eligible under some programs with additional documentation, but it should never be assumed.

What is included in the payment

The qualifying housing expense commonly includes principal, interest, property taxes, homeowners insurance and association dues. Some programs address other costs differently. Accurate taxes, insurance and HOA information are essential because a small change can move the ratio across a lender threshold.

Borrower and property requirements still matter

DSCR does not mean no underwriting. Credit, assets, reserves, property type, appraisal, title, entity structure and housing-payment history can all matter. The property generally must be non-owner-occupied. Condominiums, short-term rentals, rural properties and multi-unit buildings may receive different treatment.

Prepayment penalties and loan structure

Investor loans may include a prepayment penalty when permitted and properly disclosed. Fixed-rate, adjustable-rate and interest-only options can create very different cash flow and long-term risk. Review the prepayment terms, balloon risk if any, reserves and exit plan—not only the initial payment.

When DSCR makes sense

DSCR can be useful when tax returns do not reflect the investor’s true ability to operate the property, when multiple financed properties complicate agency qualification or when an entity vesting strategy is important. An agency investment loan may still provide better economics for a borrower who qualifies. Compare both.
