FHA is not a shortcut around qualification. It is simply one possible route—and the goal is to see whether it fits your numbers better than the alternatives.

The short version

FHA does not make the mortgage. An FHA-approved lender originates the loan, and the Federal Housing Administration insures it. That insurance allows lenders to consider borrowers who may not fit a conventional loan as neatly. HUD says an eligible buyer may be able to purchase with as little as 3.5% down. The actual approval still depends on underwriting, lender requirements and the property.

  • The home generally must be a qualifying primary residence.
  • The borrower must document acceptable income, assets and credit.
  • The property must satisfy FHA appraisal and minimum-property standards.
  • FHA mortgage insurance is part of the payment and closing-cost analysis.
  • County loan limits apply and can change annually.

Credit score and down payment

HUD policy permits maximum financing when the applicable decision credit score is at least 580. HUD policy may permit scores from 500 through 579 with at least 10% equity or down payment, but many lenders use stricter minimums. A score that meets an FHA threshold does not create an automatic approval. Recent payment history, collections, disputed accounts, bankruptcy, foreclosure and the automated underwriting result can all matter.

Before assuming FHA is the answer, compare the complete payment and cash-to-close against conventional and other eligible programs.

Income, employment and debt

Underwriting looks for income that is stable, documentable and reasonably expected to continue. W-2 wages, overtime, bonuses, commissions, self-employment income, retirement income and other sources can be treated differently. The lender also measures recurring obligations against qualifying income. There is no single debt-to-income number that guarantees approval because compensating factors, reserves, credit and the underwriting method can change the result.

The FHA appraisal is not a home inspection

An FHA appraisal supports value and checks for conditions tied to HUD’s minimum-property requirements. It is not a substitute for a buyer’s independent home inspection. Repair issues can affect timing and sometimes must be completed before closing. Discuss obvious safety, soundness or security concerns before ordering the appraisal when possible.

Mortgage insurance and closing costs

FHA loans generally include an upfront mortgage insurance premium and an annual premium paid monthly. The structure can make FHA attractive for one borrower and more expensive for another. Seller credits, lender credits and eligible gifts may help with cash to close when properly documented and within program limits. Compare the Loan Estimate—not just the interest rate.
