HELOC vs. Home Equity Loan in Michigan: What's the Difference?

Both options let eligible homeowners borrow against equity without necessarily replacing the existing first mortgage, but they work differently.

HELOC: flexible access

A home-equity line of credit typically provides a revolving line during a draw period, often with a variable rate. It can fit projects or expenses that occur over time.

Because the rate and balance can change, the payment may also change.

Home equity loan: defined amount

A home-equity loan generally provides a lump sum with a defined repayment structure. It can be easier to budget when you know the exact amount needed.

Why your first mortgage matters

If your current first mortgage has favorable terms, keeping it in place can be valuable. That is one reason a second-lien strategy may beat replacing the entire first mortgage with a cash-out refinance.

Compare total cost and flexibility

Consider rate structure, closing costs, payment stability, access to future funds and how quickly you plan to repay the balance.
