Mortgage Rate vs. APR: What Are You Actually Comparing?

The interest rate affects the payment. APR is a standardized cost measure that incorporates certain finance charges. Neither number should be evaluated alone.

The note rate drives principal and interest

Your mortgage note rate is used to calculate the scheduled principal-and-interest payment. Taxes, insurance, association dues and mortgage insurance may sit outside that figure.

APR adds certain costs to the comparison

APR attempts to express the cost of credit as an annualized percentage using the rate and certain required finance charges. It can help reveal that two loans with similar rates have different upfront costs.

APR is not your monthly payment

A buyer should not assume the lowest APR automatically produces the lowest payment or the best fit. The Loan Estimate should be reviewed as a whole, including points, lender credits, mortgage insurance and cash-to-close.

Ask for a side-by-side comparison

If two quotes are structured differently, normalize them. Compare the same loan amount, lock period and major assumptions so you can see whether the pricing difference is real.
