What If Your Michigan VA Appraisal Comes In Low?
A low VA value does not automatically end your purchase. You can discuss a price reduction, ask about a reconsideration supported by evidence, or decide whether covering a remaining gap makes sense. The VA escape clause also provides a way to exit when VA’s reasonable value is below the contract price. Review the actual contract before acting.
First, confirm which stage you are in
Ask whether you have an early indication of a value concern or an issued Notice of Value. They are different stages. Get the value, relevant report and the lender's explanation before making a decision.
The VA appraisal-process report distinguishes the early Tidewater opportunity for additional market information from reconsideration after the appraisal and Notice of Value. Ask your lender which process applies and what information or deadline it needs.
Make the gap visible
Hypothetical Michigan purchase: your contract price is $300,000 and VA's reasonable value is $290,000. The difference is $10,000. If the seller agrees to $295,000, the remaining difference is $5,000.
Those figures are price gaps only. Your total cash requirement can also include closing costs, prepaid items and any other required contribution. Entitlement, lender requirements and the actual loan structure must still be checked. A seller credit for costs does not by itself erase a price gap.
Before using savings, write down what would remain for moving, repairs and everyday expenses. The decision is about owning the home comfortably, not merely reaching closing.
A reconsideration needs evidence
If you believe important comparable sales or factual details were missed, ask the lender how to submit them. Your Realtor can help organize relevant market information. A request is a review opportunity, not a promise that the value will increase. Keep contract deadlines and closing timing in view while it is reviewed.
Understand the escape clause before choosing
VA’s escape-clause guidance explains the buyer's choices when the established value is below the contract price. It is not a general right to cancel for any reason. New-construction upgrade deposits are not treated as protected earnest money under that guidance.
Have your Realtor or attorney help you follow the contract's notice and deposit procedures. The appraisal is also not a home inspection; a value decision does not resolve every condition or repair concern.
Three questions for the next conversation
- What evidence could support a review, and what remains uncertain?
- Would a revised price or gap contribution still leave a comfortable payment and cash cushion?
- What are the contract deadlines and the steps for the option you choose?
Read the Michigan VA loan guide and VA preapproval guide. A financing plan is most useful when it has room for the actual property details.
