Should I Get Pre-Approved Before I Start Looking at Houses?

For a serious buyer, pre-approval is less about getting a letter and more about finding problems while there is still time to solve them.

A useful pre-approval tests the file

Income, assets, credit, recurring debts and major property assumptions should be reviewed before you rely on a price range. A letter built on unverified information can create false confidence.

It gives your Realtor a usable range

A good pre-approval helps you shop within a payment and price range that fits. It also helps your agent write an offer with financing terms that match the actual plan.

The payment should be updated for each property

Taxes, insurance, association dues and property type can materially affect the total housing payment. The maximum price on a letter should never replace a property-specific analysis.

Pre-approval is not final approval

The property, appraisal, title, updated borrower documents and full underwriting still matter. A pre-approval is a strong starting point, not a guarantee.
