Ten communities, different purchase decisions
Choose the local guide that matches the property you are considering. Each focuses on practical financing and due-diligence questions for higher-end homes. The communities contain a range of properties; a luxury label does not determine a loan program.
- Birmingham — Purchase timing and financing a substantial renovation.
- Bloomfield Hills — Custom properties, appraisal detail and larger loan amounts.
- Bloomfield Township — Special assessments, ownership costs and move-up timing.
- Franklin — Historic-property plans and preserving renovation reserves.
- Bingham Farms — Detached-home versus condo costs and exterior alterations.
- Orchard Lake Village — Waterfront due diligence and appraisal of distinctive features.
- West Bloomfield Township — Waterfront or wooded-site improvements and permit sequencing.
- Northville — Historic-city purchases, project timing and liquidity.
- Oakland Township — Custom-home completion, larger sites and documented income.
- Rochester — Higher-end city homes, additions and financing comparisons.
Compare more than the interest rate
Start with the intended loan amount, down payment, occupancy and closing date. Then compare points, lender fees, lock terms and remaining reserves on the same basis. If another institution offers relationship pricing, include its required balances or other conditions in the discussion.
Use the Michigan jumbo mortgage guide for larger-loan questions, or request a second opinion on an existing proposal. Not every high-priced home needs a jumbo loan, and not every available program fits every borrower.
Organize a complex income profile early
Tell Mike about business ownership, bonuses, commissions or other variable income at the beginning. An account balance, an expected distribution and documented qualifying income are different things. Mike can explain what the lender needs to review without asking you to send sensitive documents through ordinary email.
Prepare for a self-employed mortgage discussion. If selling investments is part of the down payment, coordinate timing and tax questions with your own advisers.
Keep the property plan attached to the financing plan
Historic reviews, project approvals, occupancy status, association obligations and waterfront rights can affect a purchase. The local guides help identify questions for the right professional. A mortgage pre-approval does not replace a survey, inspection, legal review or permit.
If improvements are essential, start with the renovation financing guide before committing all available cash to a down payment.
Birmingham-area luxury mortgage questions
Is a luxury mortgage always a jumbo loan?
No. The amount borrowed after the down payment and applicable program criteria determine the loan category. A high purchase price alone does not decide which mortgage fits.
What should I bring to an initial conversation?
Start with the property or target price, planned down payment, purchase timeline and a summary of your income sources. If you already have an offer from a lender, bring its written terms. Mike can explain how to share detailed financial records securely.
Can I compare a bank offer without committing to a new loan?
Start by asking for a second opinion. Compare the loan amount, points, fees, lock period and any relationship conditions on the same basis before deciding your next step.
