A Lansing Mortgage Partner for Realtors

Have a Lansing-area buyer who needs a lender who can actually get the deal closed? Start with the financing question that could hold up the transaction.

Send me the scenario before you give up on the buyer.

Tell me the property, the proposed timeline and the general obstacle. I can help identify what needs a closer look and which documents should come next. A second opinion is a review, not a promise of approval.

Move the financing questions ahead of the deadline

Fast preapproval starts with a complete file and clear expectations. Before you rely on a letter for an offer, ask what has been reviewed, what remains outstanding and whether the proposed property changes the analysis. I work with agents to clarify those questions and establish the next step; review and closing timing depend on the file, property and lender.

Agree on how we will communicate when the contract arrives, the appraisal is ordered, conditions are issued and closing is ready to schedule. With the buyer’s permission, we can discuss transaction status without circulating their private financial records. Tell me your offer deadline when you first reach out.

Choose the financing conversation that fits the buyer

  • Conventional financing: compare cash to close, mortgage insurance and reserves.
  • FHA and VA financing: review borrower eligibility alongside the property and appraisal questions.
  • First-time buyers: build a realistic payment and cash plan before the search narrows.
  • Condo buyers: identify the project and obtain association documents early.
  • Self-employed borrowers: resolve income-documentation questions before assuming deposits equal qualifying income.
  • Difficult scenarios: identify the exact reason for the obstacle and whether an available alternative deserves review.

Options depend on program availability and borrower, property and underwriting requirements. Do not treat a different program as an automatic solution to an unresolved issue.

Resources to use with your next Lansing-area buyer

Work from the address across Greater Lansing

For Lansing and East Lansing, clarify the parcel, intended occupancy and full payment. In Okemos or Haslett, bring any sale-proceeds timing, condo or association obligations into the same discussion. Use the Grand Ledge guide for property-record and improvement planning.

For DeWitt, Holt and Mason buyers, start with the actual municipality, utility arrangements and property type rather than borrowing assumptions from a nearby listing. These are questions to check for the property, not claims that every home in a community has the same issues.

I am based in Grand Rapids and serve Michigan through Leeward Point Mortgage LLC. This resource does not represent a Lansing branch or an affiliation with any real estate brokerage. Agents from all brokerages are welcome.

Send a general Realtor scenario

Include your name, brokerage, property or community, timing and the general financing question. Please do not include a buyer’s name, Social Security number, credit report, income records or other private borrower information. We can arrange a secure next step with the buyer’s permission.

Open the question form separately. Begin your message with “Lansing Realtor inquiry” so Mike can identify the source.
