Livonia Mortgage Broker: Keep repairs and reserves beside the payment
For a Livonia purchase, start with the actual home’s condition, taxes and insurance. A manageable loan payment should leave a practical plan for ownership after closing.

Look at the property history as well as the listing
Livonia’s online property inquiry provides access to assessing, inspection, permitting and tax information. It also explains how to request special-assessment information. Check the address and parcel, and ask about any recorded details that differ from the home you toured.
Use the record to prepare questions for your agent, inspector and lender. An old permit or assessment entry alone does not settle the current condition of a roof, foundation or mechanical system.
Compare the cash left after an existing-home purchase
For example, a Livonia buyer may prefer a lower-priced home needing mechanical work over a home with recent replacements. Treat that as a financing and cash-flow comparison, not simply a price discount. Obtain estimates for the actual work and discuss any condition that could affect the mortgage before closing.
My FHA/VA appraisal checklist can help organize lender questions. Compare renovation financing when appropriate and run the base payment through the affordability calculator. Keep repairs outside that estimate unless they are part of an approved financing structure.
A dated market snapshot for your comparison
The August 2026 Realcomp local market report for Livonia records 774 residential and condo closings combined from January through August 2026. Combining each category’s reported average sale price by its number of closed sales gives an approximate average of $337,300, rounded to the nearest $100.
This calculation is an average of reported closed sales, not a median, asking price or appraisal. It excludes sale-concession and down-payment-assistance adjustments. Different property types and individual homes can sell well above or below it. The source report is current as of September 8, 2026.
Compare the mortgage with the cash you want to keep
For an eligible primary-home purchase, compare conventional financing, FHA options and, for eligible veterans and service members, VA loans. Use the same price and cost assumptions so differences in payment, fees and cash to close are visible.
If this is your first purchase, use the first-time buyer guide to organize the steps. If you own a business, bring income-documentation questions into the conversation early. Program availability and borrower, property and underwriting requirements apply.
Estimate taxes after the purchase
Do not assume the seller’s current tax bill will be your long-term bill. Michigan Treasury explains ownership transfers, taxable-value uncapping and exceptions. Ask the local assessor about the parcel and transfer, then read the Michigan buyer’s tax guide before finalizing a payment budget.
Is the Livonia market average a good offer price for a particular home?
No. It combines different properties and transactions. Use property-specific comparable sales with your agent, and review the lender’s appraisal requirements separately.
