Macomb Township Mortgage Broker: Build the budget around the completed property
For a Macomb Township purchase, review the home’s recorded details, completed-property expenses and closing timeline. Compare the payment with the cash you will keep after moving.

Distinguish Macomb Township from the broader county
A Macomb County description is not enough to select the correct local tax assumptions. For a parcel within the township, use the Macomb Township Assessing Department to find records and resolve property-description questions. The township’s tax-bill information helps identify the appropriate billing resources.
Confirm the parcel, recorded improvements and responsible municipality. If the listing and the record differ, ask for clarification instead of assuming the mortgage estimate already accounts for it.
Put construction completion and sale proceeds on one calendar
For an illustrative purchase, a buyer might plan to sell an existing home shortly before closing on a new Macomb Township home. Compare the cash needed if the sale or construction date moves. Expected proceeds are not the same as funds already available.
Ask whether the budget includes the completed home’s taxes, association dues and any work outside the contract price. Compare financing offers with the Loan Estimate guide, then use the affordability calculator to explore the payment. Keep temporary housing and moving costs separate.
A dated market snapshot for your comparison
The August 2026 Realcomp local market report for Macomb Township records 740 residential and condo closings combined from January through August 2026. Combining each category’s reported average sale price by its number of closed sales gives an approximate average of $462,500, rounded to the nearest $100.
This calculation is an average of reported closed sales, not a median, asking price or appraisal. It excludes sale-concession and down-payment-assistance adjustments. Different property types and individual homes can sell well above or below it. The source report is current as of September 8, 2026.
Compare the mortgage with the cash you want to keep
For an eligible primary-home purchase, compare conventional financing, FHA options and, for eligible veterans and service members, VA loans. Use the same price and cost assumptions so differences in payment, fees and cash to close are visible.
If this is your first purchase, use the first-time buyer guide to organize the steps. If you own a business, bring income-documentation questions into the conversation early. Program availability and borrower, property and underwriting requirements apply.
Estimate taxes after the purchase
Do not assume the seller’s current tax bill will be your long-term bill. Michigan Treasury explains ownership transfers, taxable-value uncapping and exceptions. Ask the local assessor about the parcel and transfer, then read the Michigan buyer’s tax guide before finalizing a payment budget.
Can I use the tax bill shown before construction is finished?
Ask for an estimate based on the completed property and your expected ownership circumstances. An earlier bill may not include the completed house or the effect of a transfer.
