Novi Mortgage Broker: Compare the condo project with the individual home

Comparing a Novi condo with a detached home? I can help you put the payment, association obligations and cash left after closing side by side. Start with the two listings and the monthly cost you want to stay within.

Mortgage guidance from Mike Alkema · NMLS #642953 · Updated October 8, 2026.

Check the parcel and the type of ownership

The City of Novi assessing FAQ directs buyers to property information searchable by address or parcel number. Use the recorded property details to confirm what you are buying, and ask the seller or association for documents describing ownership and responsibilities.

A condo comparison needs more than a dues figure. Ask which maintenance and insurance costs the association covers, whether any special assessments are planned and what project information the lender requires. A unit that fits your budget still needs the applicable property and project review.

Compare dues with the costs they actually replace

For an illustrative Novi comparison, one buyer might choose between a condo with monthly dues and a detached home with a larger maintenance budget. Do not subtract all maintenance from the condo budget or assume that dues cover every expense. Read the documents and compare insurance quotes for the actual properties.

Use the affordability calculator with dues included, then keep repair reserves and any assessments beside the result. If the loan amount is larger, compare jumbo financing considerations with available conventional options rather than assuming a city name determines the loan category.

Check the current condo project requirements

If your Novi comparison includes a condo, review the agency changes and questions to ask about the association before committing to an offer. Michigan condo financing changes and buyer checklist.

A dated market snapshot for your comparison

The August 2026 Realcomp local market report for Novi records 445 residential and condo closings combined from January through August 2026. Combining each category’s reported average sale price by its number of closed sales gives an approximate average of $556,700, rounded to the nearest $100.

This calculation is an average of reported closed sales, not a median, asking price or appraisal. It excludes sale-concession and down-payment-assistance adjustments. Different property types and individual homes can sell well above or below it. The source report is current as of September 8, 2026.

Compare the mortgage with the cash you want to keep

For an eligible primary-home purchase, compare conventional financing, FHA options and, for eligible veterans and service members, VA loans. Use the same price and cost assumptions so differences in payment, fees and cash to close are visible.

If this is your first purchase, use the first-time buyer guide to organize the steps. If you own a business, bring income-documentation questions into the conversation early. Program availability and borrower, property and underwriting requirements apply.

Keep three numbers beside each Novi listing

I would start with the full monthly housing cost, then separate the money needed at closing from the money you want to keep afterward. A condo's dues and a detached home's repair needs belong in that comparison.

  • Monthly cost: principal and interest, estimated property taxes, insurance, applicable mortgage insurance and association dues. Allow separately for utilities and maintenance.
  • Cash to close: down payment and settlement costs, adjusted for deposits and eligible credits.
  • Cash remaining: moving expenses, repairs and the emergency savings you want to retain.

If your Novi purchase depends on selling another home, tell me when you expect those proceeds to be available. I can help you compare the timing assumptions before you choose a financing plan. Any loan still requires borrower, property and underwriting review.

Estimate taxes after the purchase

Do not assume the seller’s current tax bill will be your long-term bill. Michigan Treasury explains ownership transfers, taxable-value uncapping and exceptions. Ask the local assessor about the parcel and transfer, then read the Michigan buyer’s tax guide before finalizing a payment budget.

Can a condo be financed just because another unit sold recently?

A prior sale is useful context, but does not establish current project eligibility or approval for your loan. Ask the lender which association and property documents are needed.

More questions to check before buying in Novi

How can I confirm the school district for a Novi listing?

Use the school maps and address lookup in the City of Novi Map Gallery, then confirm the assignment with the district. I would keep that check tied to the specific address rather than rely on the listing's city name.

Where can I check development near a Novi property?

The city's Map Gallery links to development and zoning maps. Start there, then ask city staff about the particular project or parcel. A map does not establish permission for your own improvements or guarantee what will happen nearby.

Who maintains the street by the Novi home I am considering?

Novi provides street-repair and snow-plowing lookups in its Map Gallery. Check the address and review any association documents for obligations that could affect your household budget.

Why could my Novi property-tax budget differ from the seller's bill?

The Novi Assessing FAQs explain that taxable value can uncap after a non-exempt ownership transfer. Ask the assessor about the specific property and applicable exemptions. I would use a forward-looking estimate when comparing payments.
