Byron Center Mortgage Broker: Plan for Completion Costs and Timing

Compare a finished home, a new build or a move that depends on selling your current home. The mortgage plan needs the actual property costs and a realistic closing timeline.

Mortgage guidance from Mike Alkema · NMLS #642953 · Updated September 22, 2026.

Check the Byron-area parcel before using a payment estimate

Start with the municipality on the property record. For a home in Byron Township, the Assessing Department provides access to property and parcel-map searches. Its records include property descriptions, ownership information and assessment work for existing homes and new construction.

Match the parcel record to the listing and ask about anything that appears incomplete. If the address belongs to another jurisdiction, use that jurisdiction’s records. A Byron Center mailing address should not substitute for checking the legal parcel.

A new-build comparison needs the completed-home budget

If you are considering a new home, ask whether the quoted taxes reflect the completed house or an earlier stage of construction. List association charges and items outside the builder’s price, such as any landscaping or other work you will fund separately. Ask the builder which items are included rather than assuming every home package covers the same scope.

Use the affordability calculator with completed-property assumptions. Compare a builder-connected financing offer with another offer using the same loan amount, term, lock period and closing date. My Loan Estimate comparison guide helps separate a credit or incentive from the total financing cost.

Keep the sale of your current home on its own timeline

For example, a buyer might plan to sell an existing home shortly before a Byron Center new-build closing. That is an illustrative planning scenario. If construction or the sale slips, the buyer may need a different cash plan. Do not count expected sale proceeds as cash already available.

Before choosing a down payment, discuss the two closing dates, possible housing-payment overlap and money reserved for the move. Update your preapproval plan when the contract or completion schedule changes.

Recheck taxes after the ownership change

The current tax bill may not represent the new owner’s future cost. Michigan Treasury explains taxable-value uncapping and transfer exceptions. Ask the assessor for guidance on the parcel and keep the future tax estimate separate from any prorations collected at closing.

Choose financing around the borrower and the property

Compare conventional loans, FHA financing and, when eligible, VA loan options for the home you intend to occupy. For an address being considered for USDA, use the official USDA program and eligibility resources; location, household and property requirements all matter.

If this is your first home purchase, organize available cash before comparing incentives. Business owners can review income-documentation options early, especially when a sale and purchase are happening close together.

Program availability and borrower, property and underwriting requirements apply. The CFPB loan-type overview explains the broad categories.

Byron Center mortgage questions

Can a builder incentive make one mortgage automatically better?

No. Compare the complete offer using consistent assumptions, including fees, credits, rate-lock terms and cash required. Ask what happens if the closing date changes.

Does a Byron Center address qualify for USDA?

The community name does not establish eligibility. Check the specific address, household requirements and intended occupancy with the lender.

New construction and cash after completion

When comparing a finished resale with a newly built home in Byron Center, ask whether the displayed tax figure includes the completed improvements. Add landscaping, appliances or other items excluded from the contract to your cash plan. Confirm the legal municipality and school district from the parcel records.

What if the initial tax bill reflects only the lot?

Ask the assessor for the completed-home estimate and discuss escrow planning with your lender. An initial low bill is not a reliable long-term payment budget.

How should I choose a loan before making an offer?

Compare conventional financing with FHA options and other programs you may qualify for. Mike’s minimum score is 580, and loan-specific rules still apply. Connect your monthly budget with cash needed at closing before setting the offer price.
