Grand Haven Mortgage Broker: Match the Loan to How You Will Use the Home
A year-round home, a getaway and a rental need different financing conversations. Begin with intended use, the exact property and the money you want to keep after closing.
Mortgage guidance from Mike Alkema · NMLS #642953 · Updated September 22, 2026.
Separate your use of the home from its listing description
Tell Mike whether you intend to live in the Grand Haven-area home, use it occasionally or rent it out. Do this before relying on a primary-residence payment estimate. Do not assume expected rental income will qualify you or that a property can be rented simply because a listing describes that possibility.
Confirm any rental restrictions with the municipality and, when applicable, the association. Financing approval does not authorize a rental use. A waterfront description, condo label or vacation-home marketing language also does not settle the lender’s property review.
Identify city records and any special assessments
For a property inside the city, the Grand Haven Assessor page provides assessment-data resources and explains the records available. It directs special-assessment questions to the Treasurer. Match the parcel and recorded property details to the listing; use the appropriate township records for a home outside city limits.
Keep any special assessment, association charge and insurance quote beside the loan comparison. If the home is a condo, ask early what project documents the lender needs. A lower asking price should not hide obligations that change the cash or payment required.
Budget the home you will own after closing
A first year-round purchase may need a reserve for immediate repairs. A home used only part of the year may need a different operating budget and insurance discussion. For a property near water, ask the insurer and lender to review the specific location and applicable coverage needs; do not assume the same answer applies to every Grand Haven address.
Use the home affordability calculator for a starting payment comparison, then separately budget maintenance, any management costs and planned work. The calculator does not determine eligibility or predict rental income.
Do not carry the seller’s tax bill into your long-term plan
Michigan Treasury explains ownership transfers and taxable-value uncapping. Ask the assessor about the expected effect of your purchase and any applicable exceptions. Intended occupancy can also matter to exemptions; confirm your circumstances rather than assuming the seller’s treatment will continue.
Choose financing around the borrower and the property
For an eligible primary-residence purchase, compare FHA financing, VA options for eligible borrowers and conventional mortgages. For a second home or investment, explain that use at the start so the lender compares suitable programs. If USDA is raised for an outlying property, verify the actual address and household requirements with the lender.
The first-time buyer guide helps organize an owner-occupied purchase. Business owners should also review income-documentation questions separately from any projected rent.
Program availability and borrower, property and underwriting requirements apply. The CFPB loan-type overview explains the broad categories.
Grand Haven mortgage questions
Can I apply as an owner-occupant if I plan to rent the home?
Describe your actual intended occupancy accurately. The lender needs that information to determine appropriate programs and requirements. Ask the municipality and association about permitted use separately.
Are all Grand Haven-area tax records kept by the city?
Check the parcel’s jurisdiction. Use the city’s resources for city properties and the responsible township or local office for properties outside it.
