Royal Oak Mortgage Broker: Plan for the home and the work you want to do
Looking at a Royal Oak home that needs work? I can help you compare the mortgage payment, money needed at closing and cash you want to keep for improvements. Start with the listing and the first project you have in mind.

Check Royal Oak’s record before budgeting changes
Royal Oak’s property-information page explains how to find assessment, building and tax information by address or parcel. Compare the recorded home with the listing and ask about differences before relying on a layout or finished-area claim.
If your plan includes changing the layout or adding space, ask the responsible city department about zoning and permits. The lender’s appraisal and a municipal record do not substitute for a contractor’s estimate or an independent inspection.
Set aside cash for the first project
Imagine a Royal Oak buyer choosing between a recently updated home and one with a lower price but a kitchen project. This is an illustrative planning example. Compare the payment, closing costs, contractor estimate and funds left over for both choices.
Discuss renovation financing before assuming the work can be added to the mortgage. For FHA or VA comparisons, review the property-condition checklist early. Use the payment calculator for the mortgage estimate and a separate budget for improvements.
A dated market snapshot for your comparison
The August 2026 Realcomp local market report for Royal Oak records 782 residential and condo closings combined from January through August 2026. Combining each category’s reported average sale price by its number of closed sales gives an approximate average of $416,300, rounded to the nearest $100.
This calculation is an average of reported closed sales, not a median, asking price or appraisal. It excludes sale-concession and down-payment-assistance adjustments. Different property types and individual homes can sell well above or below it. The source report is current as of September 8, 2026.
Compare the mortgage with the cash you want to keep
For an eligible primary-home purchase, compare conventional financing, FHA options and, for eligible veterans and service members, VA loans. Use the same price and cost assumptions so differences in payment, fees and cash to close are visible.
If this is your first purchase, use the first-time buyer guide to organize the steps. If you own a business, bring income-documentation questions into the conversation early. Program availability and borrower, property and underwriting requirements apply.
Compare the purchase and the first project together
I would put an updated home and a home needing work on the same worksheet. A lower purchase price is only part of the comparison.
- Monthly housing cost: principal and interest, a forward-looking property-tax estimate, insurance, applicable mortgage insurance and association dues.
- Cash to close: down payment and settlement costs, adjusted for your deposit and eligible credits.
- Cash after closing: moving costs, the contractor's written estimate, a cushion for unexpected work and the emergency savings you want to retain.
Keep the timing beside the numbers: when could the work start, and could you live in the home while it is underway? I can help compare financing assumptions; an inspector and contractor should assess the property's condition, scope and costs.
Questions to check before buying in Royal Oak
Where can I compare the listing with the property record?
Start with Royal Oak's property-information resources. The city links to online assessment, building and tax information searchable by address or parcel. Ask the assessor about discrepancies; the record does not replace an inspection or establish that all work was permitted.
Can I add space or change how the property is used?
Review the city's zoning maps, then ask the responsible department about the exact parcel and proposed work. I would confirm zoning and permit requirements before making a renovation budget depend on an addition or conversion.
Why might my tax estimate differ from the seller's bill?
Royal Oak's Assessing office explains taxable-value limits and ownership-transfer uncapping. Ask about the parcel, transfer and principal residence exemption before relying on the current bill for a long-term payment estimate.
Can renovation costs be included in the mortgage?
Some renovation loan options may combine eligible work with the purchase, subject to program, lender, contractor, property and underwriting requirements. Bring the proposed scope and timeline into our conversation early. A standard purchase mortgage should not be assumed to cover your planned improvements.
Estimate taxes after the purchase
Do not assume the seller’s current tax bill will be your long-term bill. Michigan Treasury explains ownership transfers, taxable-value uncapping and exceptions. Ask the local assessor about the parcel and transfer, then read the Michigan buyer’s tax guide before finalizing a payment budget.
Should I put every available dollar into the down payment?
Compare the effect on payment and financing costs against the money needed for moving, repairs and reserves. The right amount depends on the whole purchase plan, not the down payment alone.
