Traverse City Mortgage Broker: Decide how you will use the home before comparing loans
Traverse City home financing with Mike Alkema. Compare primary residences, second homes and investment plans alongside property costs and loan requirements.
Mortgage guidance from Mike Alkema · NMLS #642953 · Updated September 24, 2026.
Start with primary residence, second home or investment
For a Traverse City purchase, explain how you intend to use the home before comparing financing. A permanent move, a personal getaway and a rental business are different plans. Fannie Mae’s occupancy guidance distinguishes principal residences, second homes and investment properties; lenders review the facts and applicable program requirements.
Do not describe a rental purchase as a second home just to obtain different terms. Review the investment-property guide if rental use is central to the purchase, or ask about available conventional options for a personal second home. FHA and VA comparisons on this page are for eligible primary-home scenarios, not vacation-home financing.
Check the parcel and rental category on Traverse City’s maps
The City of Traverse City map collection includes a tax parcel viewer, zoning map and separate vacation-home and tourist-home rental maps. Use these as starting points for a conversation with the city, rather than treating a map marker as permission to rent.
- Find the exact parcel and confirm whether it is inside the city.
- Describe the intended use to planning staff and ask which rules and approvals apply to the address.
- Verify association restrictions and any transfer or application requirements before relying on a seller’s rental history.
Then give the same intended-use description to the lender. A rental permission question and a mortgage occupancy question require separate answers. Compare the investment-property financing guide with your personal-use plan before assuming projected guest income can support qualification.

Verify rental permission separately from financing
If you are considering guest rentals, check the exact jurisdiction, zoning, licensing and association rules before relying on rental income. The City of Traverse City planning and zoning office is a starting point for property-use questions within the city. Nearby township requirements must be checked with that township.
A listing’s rental history does not establish that the same use or license will be available to you. Local permission does not guarantee the lender will accept projected income, and loan approval does not grant rental permission. Resolve both questions before treating a rental estimate as part of the purchase budget.
Budget for ownership between visits
An illustrative buyer comparing a Traverse City condo and a detached second home should list association dues, insurance, utilities, winter maintenance and property oversight. Ask what the association handles and what remains your responsibility. If the property has waterfront access, clarify the recorded rights and obtain property-specific insurance guidance.
Use the payment calculator for a starting estimate, then add expenses it does not include. For condos, review the project-financing checklist. For larger loan amounts, discuss jumbo options without assuming every Northern Michigan purchase requires one.
Compare loan options for your primary-home purchase
For an eligible home you plan to occupy, compare conventional financing, FHA loans and, for eligible veterans and service members, VA financing. Compare total payment, mortgage insurance where applicable, closing costs and cash reserves using consistent assumptions. Programs, occupancy rules and property requirements vary.
Use the first-time buyer guide to organize the purchase steps. If you run a business, discuss self-employed income documentation early. For an existing mortgage, ask Mike to compare refinancing costs and your expected time in the home before deciding whether a change makes sense.
Estimate taxes and the complete monthly payment
Michigan ownership transfers can affect taxable value. Review Michigan Treasury’s ownership-transfer guidance and ask the assessor about your parcel. The seller’s bill may not reflect your future taxes. Our property-tax guide explains the questions to raise.
Start with the mortgage payment and affordability calculator, including taxes, insurance and association dues where applicable. Estimates are a planning aid, not a rate quote or loan approval.
Does a vacation-rental listing qualify for a second-home mortgage?
Not automatically. Your intended use, property characteristics and applicable lender requirements determine the financing analysis. Disclose rental plans early and verify local permission separately.
