Suttons Bay and Lake Leelanau
Explain whether the home will be your primary residence, a personal second home or a rental. If water access is part of the appeal, clarify exactly what is included with the property and what needs a title review.
Compare the payment, the upfront cost and what comes next.
A year-round move to Leelanau County and a home you will visit part of the year call for different planning. Before comparing loans, I help you sort out intended use, property details and the money you want available after closing.

Explain whether the home will be your primary residence, a personal second home or a rental. If water access is part of the appeal, clarify exactly what is included with the property and what needs a title review.
For a home you will use part of the year, budget for the months you are away as well as the months you are there. Consider maintenance, insurance, utilities and any management costs beside the mortgage.
Share condo, association or rental-program details early. The financing review needs the actual property structure and intended use, not just the description of the home as a vacation property.
A higher purchase price does not tell you the best loan structure. Compare the proposed loan amount, down payment, closing costs and reserves together, including any costs associated with another home.
If you are considering rental use, verify local rules, association restrictions and lender requirements separately. Projected rental income and permission to rent should never be assumed from a listing or a financing conversation.
Bring a mortgage quote for a second opinion or ask Mike where to start.
Leelanau County property search. Start with the parcel, address and jurisdiction in the county property search. Ask the relevant local office and your title professional to confirm the details that matter to the purchase.
| Question | What to compare |
|---|---|
| What will I pay each month? | Principal and interest, estimated property taxes, homeowners insurance, any mortgage insurance and association charges. |
| How much do I need at closing? | Down payment, closing costs, prepaid expenses and escrow funding, less your deposit and permitted credits. |
| What cash will I keep? | Moving expenses, known repairs and the reserves you want after closing. |
| Are the quotes comparable? | Use the same address, price, down payment, term and rate-lock period. Compare points and lender credits, too. |
The seller’s tax bill may not represent your cost after purchase. Michigan explains that a qualifying transfer can uncap taxable value in the following calendar year, with exceptions. Read Michigan Treasury’s ownership-transfer guidance and ask the local assessor about the specific property.
