VA Loans for Oakland County Home Buyers
Before you use your VA benefit, see the whole picture.
A no-down-payment option is a useful starting point. Knowing the total payment, closing costs and property requirements is what helps you plan the purchase. I help eligible Oakland County buyers compare those details before choosing a mortgage.

Let’s connect your VA benefit to the home you want.
For an Oakland County purchase, begin with the Certificate of Eligibility, available entitlement, intended occupancy and the home itself. A condo project or a property needing repairs can add questions that a rate quote alone will not answer.
Eligible borrowers may qualify for no-down-payment financing, but credit, income, entitlement, appraisal and lender requirements still apply. No down payment does not mean no closing costs. Review VA’s official purchase-loan overview.
No down payment is not the same as no cash to close.
Ask what must be paid at closing, whether the VA funding fee applies or an exemption is available, and what happens if the contract price exceeds the appraised value. Review the cash you want left after moving as well as the amount needed to close.
Seller-paid costs and seller concessions are not identical categories under VA rules. Have the lender review the proposed credits and contract terms before assuming every charge can be covered. Use the main Michigan VA loan guide for the broader program discussion.
Before the offer, let’s look at the property.
- Condominium: Confirm the project’s VA status using its legal name; a listing’s description is not a project approval. Include association dues in the payment review.
- Existing home: Flag visible condition concerns before ordering the appraisal. Download the FHA & VA appraisal checklist for buyers, sellers and agents.
- Taxes and insurance: Obtain address-specific estimates and consider possible taxable-value changes after purchase. Do not copy the seller’s escrow payment into your budget.
- Appraisal and inspection: The appraisal and a professional home inspection have different purposes. Discuss any repair findings with the lender and qualified professionals.
VA updated property guidance in 2026. Avoid blanket assumptions about paint, detached structures or heating equipment; the current rules and actual findings control. Read VA’s update.
Residual income deserves its own conversation
VA underwriting considers residual income—the amount remaining after specified obligations and expenses—along with other qualification factors. A debt ratio alone does not tell the full story.
For a household relocating to Oakland County, discuss household size, proposed housing expense and recurring obligations. If pay includes commissions, a business or more than one source, establish the documentation plan before relying on an initial loan amount. Mike can review available lender approaches; a different lender is not a guarantee of approval.
Get a second opinion before giving up on the structure
If the first lender raises a problem, identify whether it concerns the borrower, the property, the condo project, documentation or that lender’s own requirements. Those are different questions and may need different next steps.
Bring the Loan Estimate or describe the issue without sending sensitive documents by ordinary email. Mike can explain a secure way to review the file. Read about a mortgage denial second opinion and VA offer questions for sellers and Realtors.
Questions you may be asking
Can I buy an Oakland County home with no down payment?
Potentially, if your entitlement, loan structure and qualifications allow it and the property meets requirements. Ask about closing costs, the funding fee and any appraisal gap separately.
Does being a veteran automatically qualify me?
No. Eligibility for the benefit and approval of the particular loan are separate. The lender still reviews income, credit, occupancy and the property.
What should my Realtor check on a condo offer?
Share the project’s legal name and address early so VA project eligibility can be checked. Also obtain dues and relevant association information for the payment and underwriting review.
Should an Oakland County seller reject VA because of the appraisal?
An automatic assumption is not useful. Review the actual condition and current VA guidance. A lender and agent can discuss the property concerns before the offer depends on an unsupported claim.
What if I still have a VA loan on my current home?
Discuss remaining entitlement, the current home’s disposition and the proposed purchase. Prior use of the benefit requires an individual review; do not assume full entitlement or zero down.
Have a home in mind—or a VA question?
Tell me where you are looking and what you want to understand about using your benefit. I can help you review the property questions, cash needed and available financing. If you already have a quote, we can compare it using the same assumptions.
