Oakland County First-Time Home Buyer Guide

Your first home should come with fewer mortgage surprises.

Wondering how much you need down—or what the payment will really be? I help Oakland County first-time buyers work through three numbers: the monthly payment, cash to close and savings left afterward. Use this guide to get your bearings, then bring me your questions.

Based in Grand Rapids. Serving Oakland County and Michigan borrowers.

Let’s put three numbers on paper before you shop.

An Oakland County home search can cross several cities and property types before you find the right fit. Compare a real address rather than a county-wide average: the property taxes, insurance and association dues can change the amount you can comfortably carry.

Set three numbers before writing an offer: the total monthly housing payment you can sustain, the cash you can bring to closing, and the savings you want to retain afterward. A loan approval amount and a comfortable household budget answer different questions.

Do you really need 20% down? Start with a comparison.

A smaller down payment can preserve savings while increasing the financed balance or other costs. Ask me to compare structures using the same property price and loan term.

Could the county’s grant help with your first home?

Oakland County’s official Homebuyer Assistance Program advertises a $5,000 grant for eligible first-time buyers toward down payment and closing costs. The mortgage must be provided by Independent Bank. This is an outside program; Mike and Leeward Point do not originate this particular grant.

Eligibility includes first-time buyer, occupancy, income, personal-funds and counseling requirements. Funding is limited and the program may change or end. Confirm current terms directly with the program before including the grant in an offer or budget.

The county page contains income figures labeled for different years. Verify the current limit with Independent Bank rather than relying on an old posted dollar amount. Check the official Oakland County program and application information.

Questions you may be asking

Does the Oakland County grant come through Mike?

No. The county’s Independent Bank partnership requires financing through Independent Bank. I can discuss other available structures; the outside program provider determines its own eligibility and funding.

Does every Oakland County address qualify for assistance?

Do not assume so. Verify the specific program’s property, occupancy, borrower and lender rules using the actual address before counting on assistance.

Why might the taxes differ from the listing?

A Michigan ownership transfer can change taxable value in the following year, subject to exceptions. Ask the local assessor about the property and use an appropriate estimate in your housing budget.

Can a first-time buyer consider a condo here?

Potentially, but review both borrower eligibility and the condo project. Obtain the association information early so the financing does not depend on an untested assumption.

What if my income includes a side business?

Tell me about all income sources and business ownership early. The lender must determine what income can be used and what documentation supports it; a bank deposit total alone is not an approval.

What would make your first purchase feel clearer?

Tell me the Oakland County area you are considering and what you are unsure about: payment, down payment or where to begin. I can help you identify the next step and compare available options before you commit.
