Saugatuck, Douglas and the lakeshore
Explain whether the home will be your primary residence, a personal second home or a rental. Check the actual address for insurance, association obligations and any local rules affecting your plans.
Compare the payment, the upfront cost and what comes next.
A lakeshore home, a house in town and a property with extra land can each raise a different set of questions. I help Allegan County buyers compare the full payment and the property details before settling on a mortgage.
Your mortgage guide: Mike Alkema, NMLS #642953. Based in Grand Rapids and serving Allegan County and borrowers throughout Michigan.
Explain whether the home will be your primary residence, a personal second home or a rental. Check the actual address for insurance, association obligations and any local rules affecting your plans.
For a home with acreage or outbuildings, share the listing and intended use early. Identify utilities, road access and repairs so the property review starts with the right information.
Compare homes using the parcel’s actual jurisdiction and address-specific costs. For Holland-area listings, confirm which county and local unit the property is in instead of relying only on the mailing address.
Write down what the house costs to buy and what you expect to spend after closing. Roof, heating, water-system or other condition concerns should be discussed before you assume the home fits a particular loan.
We can review your available funds and identify whether a renovation-loan conversation makes sense. Keep moving expenses and a reserve for unexpected work separate from the down payment so the purchase plan reflects more than the contract price.
Bring a mortgage quote for a second opinion or ask Mike where to start.
Allegan County property records. The county provides online township and city parcel information through its public-record system. Start with the address and parcel number, then confirm current details with the local assessor.
| Question | What to compare |
|---|---|
| What will I pay each month? | Principal and interest, estimated property taxes, homeowners insurance, any mortgage insurance and association charges. |
| How much do I need at closing? | Down payment, closing costs, prepaid expenses and escrow funding, less your deposit and permitted credits. |
| What cash will I keep? | Moving expenses, known repairs and the reserves you want after closing. |
| Are the quotes comparable? | Use the same address, price, down payment, term and rate-lock period. Compare points and lender credits, too. |
The seller’s tax bill may not represent your cost after purchase. Michigan explains that a qualifying transfer can uncap taxable value in the following calendar year, with exceptions. Read Michigan Treasury’s ownership-transfer guidance and ask the local assessor about the specific property.
